2. Job Purpose
  • To provide strategic and operational leadership for all real estate projects of the organisation, with overall responsibility for project planning, construction execution, site operations, quality, cost, timelines, safety, and regulatory compliance.
  • The Head – Projects will operate from the Corporate Office and oversee all project sites, ensuring effective coordination between corporate functions, site teams, consultants, contractors, vendors, and other stakeholders.
  • The role is accountable for ensuring that all projects are delivered in accordance with approved plans, budgets, specifications, quality standards, and committed timelines while driving operational efficiency, cost optimisation, and timely project completion.

3. Key Roles & Responsibilities

A. Strategic Project Planning & Execution

* Develop and implement the overall project execution strategy for all ongoing and upcoming real estate projects.
* Oversee project planning, scheduling, resource allocation, and execution from inception to completion.
* Establish project milestones, critical path activities, and measurable delivery timelines.
* Ensure effective execution of residential, commercial, group housing, plotted development, and other real estate projects, as applicable.
* Monitor project progress against approved plans and take corrective action to address delays and execution challenges.
* Drive timely completion and handover of projects in accordance with organisational commitments.

B. Overall Management of Site Operations

* Exercise overall administrative and functional control over all project sites from the Corporate Office.
* Monitor day-to-day site operations through Project Heads, Project Directors, Construction Managers, and other site leadership teams.
* Ensure proper coordination between civil, structural, MEP, finishing, infrastructure, landscaping, and other site functions.
* Establish standard operating procedures, reporting mechanisms, and performance benchmarks for all project sites.
* Conduct regular site visits to review progress, resolve operational challenges, and ensure adherence to execution standards.
* Ensure optimum utilisation of manpower, machinery, materials, and other resources across project locations.
* Build a performance-driven culture across site teams, with clear accountability and ownership.

C. Project Cost & Budget Management

* Prepare, review, and monitor project budgets in coordination with Finance, Procurement, and other relevant functions.
* Ensure construction activities are executed within approved budgets and cost parameters.
* Monitor project expenditure, cash flow requirements, cost overruns, and budget variances.
* Identify opportunities for value engineering, cost optimisation, and productivity improvement without compromising quality.
* Review contractor bills, variation claims, extra items, and deviation statements in accordance with approved commercial procedures.
* Establish effective cost-control mechanisms across all project sites.

D. Quality Assurance & Control

* Ensure implementation of quality assurance and quality control systems across all projects.
* Establish and monitor quality benchmarks for construction, finishing, infrastructure, and MEP works.
* Ensure compliance with approved drawings, specifications, construction standards, and contractual requirements.
* Conduct periodic quality audits and review non-conformance reports with site teams and consultants.
* Drive timely resolution of quality issues, rectification of defects, and prevention of recurring deficiencies.
* Ensure appropriate quality checks at critical construction stages and before project handover.

E. Project Monitoring & MIS

* Establish a robust project monitoring and review mechanism across all sites.
* Review daily, weekly, and monthly project progress reports against approved construction schedules.
* Develop and implement project dashboards covering timelines, cost, quality, safety, procurement, manpower, and critical issues.
* Conduct periodic project review meetings with site leadership and functional stakeholders.
* Identify project risks, execution bottlenecks, and potential delays and present mitigation plans to management.
* Provide timely and accurate project status reports, forecasts, and escalation updates to the MD/CEO.

F. Procurement, Contracts & Vendor Management

* Coordinate with the Procurement and Contracts teams to ensure timely availability of materials, services, and contractors.
* Review project-specific procurement plans and ensure alignment with construction schedules.
* Monitor contractor performance, productivity, deployment, and adherence to contractual commitments.
* Ensure effective management of work orders, BOQs, contracts, rate approvals, and variation claims.
* Develop and maintain a strong contractor and vendor ecosystem to support project execution.
* Resolve critical procurement and contractor-related issues impacting project timelines, cost, or quality.

G. Statutory Compliance, Safety & Risk Management

* Ensure that project execution complies with applicable statutory requirements, approved plans, environmental norms, and building regulations.
* Coordinate with Legal, Liaison, and other relevant departments for project-related approvals and compliance matters.
* Ensure implementation of health, safety, and environmental (HSE) standards across all sites.
* Monitor site safety practices, contractor compliance, incident reporting, and corrective actions.
* Identify operational, contractual, financial, and execution risks and implement appropriate mitigation measures.
* Ensure that all required inspections, certifications, and approvals are obtained at relevant project stages.

H. Cross-Functional Coordination

* Work closely with Design, Architecture, Engineering, Procurement, Contracts, Finance, Legal, Liaison, CRM, Sales, and Customer Handover teams.
* Ensure timely release and coordination of construction drawings, technical specifications, and design-related inputs.
* Coordinate with Sales and CRM teams to align construction progress with customer commitments and possession schedules.
* Facilitate resolution of interdepartmental issues affecting project execution.
* Ensure smooth coordination between Corporate Office and all project sites for timely decision-making and execution.
* Support management in evaluating new projects, execution feasibility, project readiness, and resource requirements.

I. Team Leadership & Performance Management

* Lead, mentor, and develop the project leadership team and site-level functional heads.
* Define clear KRAs, KPIs, responsibilities, and performance expectations for project teams.
* Review individual and departmental performance against defined objectives.
* Identify manpower requirements and ensure adequate deployment of skilled and experienced resources.
* Build a culture of accountability, collaboration, safety, quality, and continuous improvement.
* Identify training and development requirements for project and site personnel.

J. Project Completion & Handover

* Ensure timely completion of construction activities and readiness for possession.
* Oversee snagging, defect rectification, testing, commissioning, and final quality inspections.
* Coordinate with CRM, Facility Management, Legal, and other relevant teams for project handover.
* Ensure completion and documentation of as-built drawings, warranties, test reports, and other project records.
* Monitor post-handover defects and ensure timely resolution of construction-related issues.
* Drive timely closure of outstanding contractor works, final bills, and project documentation.

4. Key Performance Indicators (KPIs)

The performance of the Head – Projects shall be measured against the following parameters:

  • Project Handover Timely completion, possession readiness, and project handover
  • Site Productivity Optimum utilisation of manpower, machinery, and resources
  • Compliance Adherence to statutory, regulatory, and internal compliance requirements
  • MIS & Governance Timely, accurate, and actionable project reporting
  • Team Performance Achievement of site team KRAs and development of project leadership
  • Specific targets and weightages shall be finalised by Management based on the project portfolio, approved business plans, and annual objectives.

5. Educational Qualifications

* B.E./B.Tech. in Civil Engineering is essential.
* M.Tech. in Construction Management, Project Management, or an MBA in Operations/Project Management would be an added advantage.
* Relevant professional certifications in project management or construction management would be desirable.

6. Experience

* 18–25 years of relevant experience in real estate development, construction, or infrastructure project execution.
* Significant experience in leading multiple real estate projects simultaneously from a Corporate Office or central project management function.
* Proven experience in managing large-scale residential, commercial, or mixed-use developments.
* Demonstrated expertise in project planning, construction execution, cost control, quality management, and contractor management.
* Experience in managing senior project leadership teams and coordinating multiple site locations.
* Prior experience in a Head – Projects, Project Director, VP – Projects, or equivalent leadership role in a real estate development organisation.

8. Scope of Authority & Accountability

The Head – Projects shall be accountable for the overall performance of all assigned project sites and shall exercise functional authority over project execution and site operations, within the approved organisational structure and delegation of authority.

The position shall be responsible for:

* Driving project execution in line with approved business plans and budgets.
* Monitoring and controlling site-level operations and performance.
* Recommending project-related resource allocation, contractor deployment, and operational decisions.
* Escalating material deviations, financial implications, critical risks, and project delays to the MD/CEO.
* Ensuring compliance with approved policies, procedures, financial controls, and management directives.

All financial commitments, contractual approvals, and deviations shall be subject to the organisation’s approved Delegation of Authority (DOA).

9. Overall Success Profile

The successful incumbent will be a seasoned real estate project leader capable of managing a multi-project portfolio from the Corporate Office, driving disciplined execution across all sites, and ensuring that projects are delivered within approved timelines, budgets, and quality parameters.

The individual must demonstrate strong technical expertise, commercial understanding, leadership capability, and the ability to translate management’s business objectives into measurable project delivery outcomes.
